LOCATION:
This property is located six miles southeast of Adel Oregon, a quiet community just 33 miles east of Lakeview, in the picturesque Warner Valley. It can be reached by traveling south from Adel on Twenty Mile Rd 2.2 miles to Coleman Valley Rd; then east on Coleman Valley Rd. 1.6 miles to Lake County Road 315-A; then south on 315-A 2.3 miles to the hay barn on the right. #55 sign is on the post.
ELEVATION/CLIMATE:
The elevation is 4200 feet. Climate is a mild four seasons for this part of the country. Winters are much milder and the growing season is longer than at Lakeview which is 600 feet higher.
DESCRIPTION:
Once part of the historic MC Ranch in Warner Valley, this level, fertile farm ground produces quality forage for home use or sale. A nearby feedlot provides a local market for hay and grain. In the North West corner of the field, next to the access road, is a 2 acre enclosure with 18 inches of rock fill which was hauled in from across the valley. This provides a good solid elevated base for the 5,400 square foot hay barn as well as additional storage for hay and/or equipment, and possibly a mobile home.
IMPROVEMENTS:
A first class 45’ x 120’ hay barn was built in August 1999. The fenced two acre stack yard contains several hundred truck loads of rock which is 18 inches deep. There are six 4” wheel lines, 12” main line and two hand lines for the corners. The pump is powered by a 3208 Caterpillar Diesel engine. There is also a 6” domestic well on the property.
CROPS:
Alfalfa, grass, wheat, oats, barley, tritacale and field peas can all be grown and do well here. Presently the north half of the field is grassy alfalfa and the south half is in winter wheat.
PRODUCTION:
The present stand of alfalfa/grass will produce 3 ½ to 4 ton per acre with three cuttings. However the owner usually pastures the third crop. The grain crop is usually cut for hay, by this owner, in June and then allowed to grow back for cattle forage to be grazed in the fall. Total hay production has been running between 1200 and 1500 ton per year with green fall pasture for 300 to 400 cows as a bonus.
Oat/pea mix has been grown and produced 4 ton per acre.
IRRIGATION:
The water for irrigation is supplied by the Warner Valley Irrigation District and comes from Deep Creek and Twenty Mile Creek. Water is allocated to the different fields in rotation according to the crops traditionally grown on them. Field #55 is designated as an alfalfa field which has priority after July first. There is 344.7 acres of water rights for this field and the cost in 2005 was $2,388.77. Pumping costs were estimated by the owner at around $9,000 to $10,000.
