I am looking for raw land in the path of growth. 100-500 Acres +/-. Any parcel of land that has near term development potential. Suitable for mostly commercial development, or multi-use. Ind, Multi-Family, Retail, Office, etc. All over the Continental U.S. Must be 30% or more below market value, unless upside is extremely huge. Great road frontage, near by developments. Walmart, Sam's, and other big box retail. We want to be exited no more than 3 yrs'. Owner financing is desired. Not 100%, but negotiable. Will pay full price if the property is 50% or more below market value. Near by utilities. Water,sewer, gas, electric. No more than 1 mile away.
At least 25,000 people or more for every 100 acres. Land on the fringes of Major metropolitan areas.
We will consider J.V.'s as well. Owner has land, we entitle/develop, then sell. Split profits, or keep buildings for income.
Any Oil, Gas or mineral plays are accepted as well. Run all investments by me.
Income producing properties, that can have value added to them. Apartment buildings, Mobile Home Parks, Office buildings. Must be below market value 30% or more, or have extreme upside.
Maybe we can take over the note, and put down a payment.
