The San Luis Estates South is located in Southern Colorado about 45 minutes southeast of the bustling town of Alamosa and 15 minutes from the small town of San Luis, the County Seat. It is just north of the New Mexico State Line and an hours drive to the infamous Taos, known for its skiing and artistic community! This 5.3 acre lot has an excellent gravel/dirt road running along the north. It sits roughly 7 miles to the west of Hwy 159 as the crow flies. I thought this was a cool big chunk of land in the wide open valley with fabulous views of the long range of the Sangre de Cristo Mountains which wrap from the northeast to the southeast. There is a big full view of Blanca Peak to the north and even though there were quite a few clouds we could still see how snowcapped her peaks were! Stunning! There are very cool hills to the south and pretty mesa hills from the northwest to the southwest. The property has scattered short sage brush and native plants scattered about. It is fairly flat along the road then drops to a rolling hill towards back of the lot. Plenty of flat land to build upon with low scattered sage brush and grass. There is wildlife conservation land that is BLM Land to the west along the border of Costilla and Alamosa County. This area is still very undeveloped which makes privacy a huge plus. I thought this lot is definitely worth its value and more because of the water augmentation plan!
