Rio Rancho is a suburb of Albuquerque about 15 miles to the northwest as the crow flies. It is the fastest growing city in New Mexico. This property sits on the west side of that city in one of the yet undeveloped units for the most part.
This 1/2 acre lot is located south of Sandia Boulevard and north of Southern Blvd as seen in the maps. These are two of the major roads in the subdivision. The section map shows the city limits in a thick black line and this property sits two units to the west of the current city limits! It also shows where the pockets of growth are as it grows from the east to the west and where Intel is located. As you can see the undeveloped units sit a few miles away from the current growth! All of the photos were taken in October 2007 one block to the northwest when we viewed property in block six. We have shown this in the parcel map and this should be a good representation of the area.
This area was fairly flat with a gentle slope/roll to the land. There were native plants and wildflowers blooming - a very pretty time of the year in Rio Rancho when we visited! From the northeast to the east is a beautiful long view of the Sandia Mountains! It was a stormy day with lots of clouds pushing through making for a fun day in the desert! There is power to the south along Southern Boulevard which is only four blocks to the south as seen in the maps! You would need to contact the local power company to find out the cost of bringing it to the property.
We own all of the properties free and clear and all of them have title insurance available - these were not purchased through a tax sale!!! If you are new to investing in Rio Rancho I really encourage you to take a moment and check out the county web page. You will find quite a bit of information and pictures about the growth of Rio Rancho. I have really seen this place take off since I started exploring land here about six years ago - incredible growth. From 2000 to 2007 Sandoval County saw a 30% growth rate. And I still see the infrastructure growth and new subdivisions being built even in this slower economy. The new city center is now open and you can see where that is on the map as well. There couldn't be a better time to invest in real estate and I have priced these lots a few thousand below what I was selling them for a few years ago!
