Property Information:
Located just east of the town of Midvale, Idaho and about 90 minutes from Boise, Idaho this property borders Crane Creek Reservoir and is accessed via a paved road. The property is located in a great hunting area and recreation area.
6,985+/- deeded acres, with 321+/- irrigated, 1060+/- dry farm ground, 800+/- seeded pasture, 4,804+/- of rangeland. According to the seller the cropland produces nearly 1,000 ton of hay per year and this is more than enough to supply the winter feed necessary for 300+/- head of Cattle. On normal years the owners usually sell 200+/- ton of hay. Bar MB ranch regularly irrigates over 300 acres. There is a 600 ft deep well that currently pumps +/-550 GPM. This is the maximum pumping capacity of the pump as well as the amount of groundwater rights permitted for this well. When the well was first drilled and the drillers had their higher capacity pumps on the well, it pumped 1300 GPM consistently for most of the day. This water would likely be accessible through installation of a larger pump, and subject to approval and appropriate permits by the Idaho Dept of Water Resources.
The ranch leases two areas. One is a State of Idaho lease for 160 acres and one is from the Crane Creek Reservoir Irrigation District for 99 year lease on the backwaters area of the reservoir. There are 3 homes on the property. The first home is home is a 2,800+/- sq. ft., ranch style, 4 bedroom, 2 bathroom home. The second home is a 2,317 sq. ft., split level, 4 bedroom, 2 bathroom home. The third home is a 1,634 sq. ft., ranch hand home with 3 bedrooms and 1 bath. The ranch also has a bunkhouse, 5 hay barns totaling approximately 1,000 ton hay, a 40X50, 2,000 sq ft newer shop w/hoist & machinery shed attached, and larger older shop/storage buildings.
