If you have a listing on EagleStar.net, we'd like to suggest that you consider
updating it. Occasionally refreshing the ad copy included in your listing or
listings is a good idea and can help ensure continued or even increased visitor
traffic to your property's web page. Updating your ad also gives you a chance
to check it for accuracy.
The listings on EagleStar.net that get the most internet page views ("hits") do
several things very well. First, these listings make effective use of language
to describe the advertised property. Certain words, called keywords, that
describe real estate are very popular and heavily used in internet searches
and, when used properly in a listing, can lead visitors straight to your
property's web page. One word of caution - the keywords, adjectives, and other
descriptive language you use must be relevant and applicable to the advertised
property, or this strategy will backfire and you may wind up with fewer hits
than you had before.
New listings on EagleStar.net are reviewed for keyword content, so your ad has
already been checked. However, since we have not seen the listed properties in
person, we cannot know exactly what descriptions should be used for each. In
addition, we may occasionally overlook something the first time. Included
below is a list of tips and strategies to improve the visibility of your
listing, and a list of adjectives and keywords to get you started. If you need
additional assistance or suggestions, don't hesitate to call or email us.
We'll be glad to help.
- Don't make your ad copy too short. Listings with just a few sentences tend
to get less web traffic.
- Don't make your ad copy too long. An ad that looks more like an essay can
intimidate and discourage prospective buyers. Most users of the internet
subscribe to the theory of instant gratification - and if they don't get it,
they will quickly move on.
- Consider using bulleted lists to highlight the best features of the property.
- Avoid "puffing" - using superlative phrases such as "most secluded", "most
inviting", or "loveliest" instead of "secluded", "inviting", and "lovely". In
our experience, puffing has the unintended effect of causing serious buyers to
be less inclined to inquire about the property.
- Update your listing photos, or add more. High-quality images (500-800
pixels) work best to sell your property. You can have up to 10 photos per
listing. For guidance on this process, see Issue #30
(http://www.eaglestar.net/newsletter/index.cgi?ID=30). Now is the perfect time
to take some fall color shots and add them to your listing.
- Check your listing(s) for accuracy. Things to check include spelling,
acreage, price, and contact info, as well as information in the body of the
listing itself. The Mozilla Firefox web browser has a built-in spelling
checker if, like many of us, you occasionally have some trouble.
It takes time for the search engines to index your property's web page, so
don't be discouraged if you don't get instant results. And remember that
ultimately, it is the desirability of your property that is the deciding factor
in the popularity of its web page on EagleStar.net. There is no quantity or
quality of ad copy that can change that fact.
Possible elements to include in your listing:
- Scenic characteristics and views
- Seclusion / remoteness
- Features and amenities of homes and other structures
- Recreational activities possible on the property
- Nearby recreational opportunities
- Nearby cities, attractions, cultural activities
- Utilities available to property
- Road and water feature frontage
- Water features: river, stream, lake, pond, etc.
- Improvements: barn, corral, garage, shop, central-pivot sprinklers, etc.
- Crops or fruit trees planted or grown
- Community amenities: schools, shopping, medical, airports, cultural or other
local attractions, churches, etc.
