With the passage of the American Recovery and Reinvestment Act of 2009,
first-time home buyers (including those who have not owned a home as their
primary residence within the previous three years) are eligible for an $8,000
federal income tax credit from the IRS. We hope this short summary answers most
of your questions; we have also included links to more information. The summary
was provided to the Land & Property Review courtesy of the Cleveland Ohio Real

*The tax credit is for first-time home buyers only. (You have not owned a
principal residence in the last three years, vacation property not included.)
Single family homes and condos are included.
*Homes purchased in 2009 only (unfortunately, it was not grandfathered or
retroactive.) If you already purchased a principal residence between April 9,
2008 and January 1, 2009, you may be eligible for the $7,500 tax credit but it
will need to be repaid.
*The tax credit is $8,000 maximum or 10% of the cost of the home and it does
not have to be repaid. (You must own the home for at least three years or
you'll have to repay the credit. Death, divorce or other special circumstances
may lead to an exception.)
*In order to be eligible, there are income limits. $75,000 for a single person
and $150,000 for a couple. If you make more, you may still be eligible for
reduced credits.
*The tax credit eligibility will expire December 1st, 2009.
*The bill will restore the 2008 FHA and GSE mortgage limits for the country. If
there is an area that has already increased in 2009, that limit would remain.
