These building lots are located south of Albuquerque about 40 minutes in Los Lunas, New Mexico in a part of the Rio Communities that already has development in the area. They are in not too far from Interstate 25 and not too far east of the Rio Grande River. The population in Belen is about 7,600 and Los Lunas is about 14,500 and you can definitely see the growth in these two towns as you drive around. Los Lunas is growing at a faster pace. There is the busy Rail Runner commuter train that runs from Belen through Los Lunas up to Albuquerque and Rio Rancho that offers affordable and quick access to jobs for this large labor force!

We are selling two different sets of properties in this listing - one is 3 adjoining lots totaling 3/4 of an acre and the other is a single lot that is a little more than 1/2 of an acre and is an oversized parcel at 0.56 acres.

The State of New Mexico requires a minimum of 3/4 acre in order to be able to install both a septic and well on the property. If the subdivision continues to grow water and sewer will be brought to the area allowing you to hook up. In the meantime you can try and purchase an adjoining lot from a neighbor or hold it for future speculation.

We have grouped this bunch of lots together as they are located in the same unit, # 61. We have not had a chance to view these individual lots.

These lots are located in one of the units that sits along the growth on the very west! The single lot is just a few streets east of La Entrada Road which is the main road along the west side of the subdivision. The 3 adjoining lots are located a bit further to the east of there. There is power and homes along La Entrada Road.

There are fabulous views of the Manzano Mountains from the northeast to the southeast. There was snow still in the Manzano Mountain peaks and her treed hillsides were beautiful! Across the valley to the west are more pretty views of hills. It has been a few years since I drove through Los Lunas, Belen and Rio del Oro and I was VERY surprised to see just how much this place had grown.

All the lots are zoned for single family. All of the POA annual dues will be expiring on for Unit 61 in 2011! After that there will be no more annual dues so cheap to keep! If you're looking for property in Rio del Oro be sure and check out when the dues are expiring as some lots there have dues that will never expire.

Rio del Oro has parts of it that are already developed on the west side of the subdivision. I suggest you play on Google Earth or Mapquest for a bit and see how close the different properties are to the current growth! Rio del Oro is the proposed site of a 40 bed hospital in unit 64 which is only three units to the south that the voters approved in 2006. I read that this has been a slow moving project but it is moving forward. I think this would be a great investment opportunity for someone looking for a piece of land close to growth thats cheap to hold! Enjoy! Char the Explorer : )
