3 Treed Lots FSBO Near Warsaw Osage Beach Kansas City!

These 8.98 acres are made of up 3 adjoining lots in central Missouri, about 20 minutes west of Warsaw and less than an hour east of Camdenton and Osage Beach in an area called Edwards, MO. It is beautiful subdivision with deer and turkeys running around and three boat launches into the Lake of the Ozarks for the exclusive use of the land owners! This subdivision was made back in the 70's by Forbes and many of the roads in it are named after famous people. This happens to be on Bush Drive.
These lots were very easy to find and the roads are all marked. The three lots sit along Bush Drive and Fran Place. Lot 1693 is on the corner of Fran Place, a cul-de-sac and Bush Drive. They wind gently down the hill from lot 1693 to lot 1696. 1693 sits the highest at the top of a little mound hill, and the other adjoining lots go gradually downhill along Bush Drive. Almost all the roads in this subdivision, that we have seen, are marked and there are cute entrance signs into the different parts of the subdivision as seen in the photos. Some are graveled and some are hard backed bladed road that the land owners association now mows so you can easily access them! The cul-de-sac is a hardback road that gets mowed by the land owners association and Bush Drive is a more developed road although there was some grass growing through from lack of use. These roads are very well maintained and it is easy to drive around this subdivision.
All of the pictures were taken of the actual property in August 2008. As you can see, these areas get extremely green during the spring and summer months, and vegetation fills the forest floors. There are lots of trees and also quite a big of underbrush on the property. My notes say "REALLY PRETTY"! There were lots of pretty wildflowers sprinkled about. This, along with the subdivision still being very rural, makes it a very quiet and private area. It was very 98* the day we were there and quite humid as seen by my red cheeks in the photos.A hot day indeed to be out looking at land in the sun!
As for power in this area, we did not see any immediately near this particular lot. There is however power running along DD-16 Lake Rd to the north, which can be seen on the Street Map. There are power lines indicated and labeled approximately 3/4 - 1 mile south of the property on the BLM Map as well. You would need to call the local power company, however, to get a more accurate estimate of distance from this source of power, and how much it would cost for you to bring it to the property.
They really take nice care of this subdivision and it is a beautiful place! There is a community area where you are allowed to camp for free up to three weeks at a time in your RV if you are a property owner. There is also three boat launches within the subdivision for the use of the property owners! If you have been looking for a place to build a home in a beautiful treed private subdivision be sure and check this out!
I had such a fabulous time when I explored this subdivision. Rolling summertime thunderstorms, people arrow fishing, turkeys, deer, turtles - what a beautiful area to explore! And there is access to the lake! Be sure and check out the Benton county website for further information about the area including information about the land owners association and building information.
