Panoramic Valley & Mountain Views Surrounded By Fruit Orchards Okanogan County, Washington Home and Land for Sale

In the middle of an orchard with beautiful valley sits a mobile home with a 30'x67' basement and a deck to watch the sun rise. It could be yours!!! Three bedrooms, 2 full bathrooms. on .72 acres. one mile to Orvoville and 5 miles to the Canadian border. Water from a shared well, separate electricity meter, and a functioning septic system. if the mobile is not wanted by buyer, we will have it moved and the land will be priced as raw land with utilities.
We have two cherry trees which provide us with more sweet cherries than we can eat in a year, and a peach tree that provides good peaches. The lot size is 0.72 acres and is surrounded by cherry, apple, and pear orchards. As a matter of fact, there are twenty apple trees on the property but we are in no way responsible for them. The trade-off is that we get our well water for free, and Irrigation District water via the orchards from about the first of April until usually sometime in October. This water feeds all of our outside faucets. For us, the water is free (because of the apple trees).
The property is at about 1100 feet elevation, and the Okanogan Valley is at about 900 feet, resulting in a great view of Oroville and the surrounding environs. Oroville is about one mile from the property and the valley looks to be about four or five miles wide. The view is great from our deck. You can see from mountains in Canada (the border is about five miles away, with a 24-hour crossing) to the mountains to the south, about ten miles away.
Lake Osoyoos is at the edge of Oroville City. Camping and day-use are available during the camping season. Lake Osoyoos also hosts the Can-Am boat races, and 4th of July fireworks. There are numerous lakes as well as Similkameen and Okanogan rivers in the area for the fishing enthusiast. There is a new rapeseed processing facility open (think canola). Additionally, there are two lumber mills. Also, Kinross Gold is working a gold mine near Republic, WA.
We have two clinics and two dentists in town; a hospital 17 miles south, and 140 miles away in Wenatchee is a hospital and a medical center associated with Harborview Medical Center in Seattle. Additionally, there are many medical specialties represented in Wenatchee. Our town is a safe place to live; after all, the Oroville chief of police lives on our road! Seriously, we enjoy a very low crime rate, which is due in part to having not only the Oroville Police Department nearby, but also Okanogan County Sheriff and Washington State Patrol patrolling our area. We also have an Immigration and Border Patrol station within the city limits.
Okanogan County is the largest county in Washington, but it is very rural. There are only 4 stoplights in the entire county, and they are within a two mile radius. We have no freeways, with US Highway 97 being our "road to the outside". It's two lanes wide, one lane in each direction, with a couple of passing lanes thrown in for good measure.
Wildlife abounds with eagles, hawks and more to keep you entertained. Do not miss this opportunity.
Our terms are simple: Cash out at closing, possession 60 days after closing, if sold before first snow. After first snow, 60 days after snow melts on property we are moving to. These conditions are necessary to allow site prep work. Owner financing is not an option. $2,000 carpet allowance at closing.
