The Harold G. Vickerman Ranch is a rare find. This large, productive, working hay ranch of 720 acres has been carefully assembled over the last 90 years. 350 acres are irrigated with 230 acres currently in hay production. 370 acres are in dry land pasture, fenced into a Savery cell grazing system. Several outbuildings include a hay barn that holds over 100 tons of hay. Rotational grazing will support 125 animal units. Water is abundant on this ranch, with Grape Creek and South Colony Creek each running at least one mile through the property. There are also several wells and two spring-fed ponds plus plentiful surface streams and ditches. Valuable water rights will be conveyed at the time of sale.
Two historic ranch homes grace the property, both built in the late 19th Century. Each is unique and very livable. The oldest three-bedroom, one-bath house is built of limestone quarried from the Gardner area. The other, with five bedrooms and one-and-a-half baths, is solid and built with poured concrete. Both houses have been modernized over the years.
