The home has a main floor of 1,725 sq. ft. and a daylight basement of 1,350 sq. ft. The main floor has a large bedroom, large master bath and walk­in his and hers closet, open living room area, a formal dining room, and a kitchen with gas range, microwave, 2 refrigerators, garbage disposal, dishwasher, and island with roll out storage cabinets and a large area for kitchen table and chairs. All cabinets have shelves that slide in and out and a lazy­susan next to the stove. The main floor is all in­floor heating with 21” imported Italian tile except the kitchen which is floored with laminate. The basement area is heated with the same system as the main floor but through baseboard units. The main floor has a wood burning soapstone stove which will heat the entire main floor area if propane becomes unavailable. This home is fully self­-sustainable from solar power, if necessary. We do have a back­up diesel­ powered generator that starts automatically if the batteries fall below a certain voltage. We have a private well for our water, which is excellent. Our sewage disposal is a septic tank and drainage field.

The town of Gunnison is about 15 road miles from our house. The first 9 miles are dirt but are maintained by a Road Association and Gunnison County. The Road Association also does the snow removal in the winter which makes this property accessible all year. We have lived here year round for 25 years, and in this house since we built it in 2003. Gunnison is a Colorado home­on­the­range town surrounded by ski areas, a national recreation area, national parks, lakes, rivers, mesas and high mountain sage and forests. There is winter skiing (well known Crested Butte is 30 miles north of town.) summer hiking, biking, rafting, hunting (elk and deer) – deer visit a pond on the property and pass by the house on their way to it – fishing at the many streams, rivers, lakes of which the largest is Blue Mesa, boating and more. Western State Colorado University is located here. Gunnison also has its own airport with connections to Denver and beyond.
