The only reason Iím selling one of the parcels now instead of waiting for the entitlements to complete is because I have some older family members who are in need of some liquidity now.
So I am willing to sell one parcel now at a discounted price to take care of family needs (my loss is your gain). I will make up some of the difference when I sell or develop my 2nd parcel very soon once the entitlements are completed.
As a comparison, there are currently 5.47 acres of land up the street from me on W. El Camino Ave that is already entitled for commercial - it is going for $722k per acre. I've also provided links below to two more nearby comps in the Natomas area for land that is already entitled. One is offered at about $900k per acre ($2.3 mil for 2.55 acres) and the other is a 1/4 acre of commercial land that just recently sold for $525,000 (that equates to a little over $2 mil per acre).
